Accrued interest

The interest applied as a penalisation when the debtor does not comply with repayment obligations. The amount must be established in the contract.

Active supermortgage

This allows the client to choose their loan's benchmark index (MIBOR at three months, six months or a year) so that payment can benefit from lower interest rates sooner.

Adaptable instalment

Characteristic of UCI superloans that allow the borrower to not pay one instalment a year for the first three years if there are problems due to holidays, extraordinary expenses, etc.

Advanced cancellation fee

A commission arising from the financial risk involved in the advanced cancellation of an operation. The applied commission compensates the financial institution for its financial losses.

AEDE

Direct state aid for paying the deposit on a property.

Affordable housing

Group of social housing or dwellings from social renovation projects that are sold or rented at below-market prices.

Affordable rent

The cost of renting these dwellings is below market prices after being included in operations concerning the rented flat pool, social renovation or social housing promotions.

Amortisation

Payment made to repay a loan.

Amortisation period

The duration of the loan. The contract establishes the date of the first and last payments. The longer the period, the lower the payments are, but the higher the interest. You therefore pay more in the end. The monthly instalment should not exceed 35% of your net income.

API

Estate agent. A qualified professional who acts as an intermediary between the two interested parties to facilitate the signing of a real estate contract, which can be a rental agreement, a sales agreement or another similar contract. They usually charge a percentage of the sales price as compensation or commission.

Applicant

A citizen who makes a registration application to the Barcelona Social Housing Applicants Registry, and who represents the other members of the dwelling unit included in the application.

APR

Annual Equivalent Rate. Effective annual cost of the mortgage in terms of interest, commissions and the repayment period. To compare loans, it is not enough to just look at the lowest APR, you also have to compare the conditions, the repayment period and the distribution of instalment payments.

Assessment

The value of a dwelling certified by a specialised assessment company, in accordance with the mortgage market law. This certificate not only indicates the real value of the property, it also serves as a reference for obtaining the necessary financing.

Authorisation

Document in which the owner authorises the tenant to carry out building work in the dwelling's interior.

Details of the aid

Status: AVAILABLE (from May 19, 2025 to May 23, 2025)

Addressees: Young people between 18 and 35 years old who have a contract for an apartment or room, or are in the process of having one. If they do not have one, they will have to formalize the corresponding contract within 2 months and provide the certificate of cohabitation within 3 months, counting from the notification of the resolution.

Maximum monthly rent​: Up to 900€ for dwellings; and up to 450€ for rooms.

Family income limit​: Between 2 and 3 times the IRSC

Rental aid for young people

The Housing Agency of Catalonia grants these subsidies to young people between 18 and 35 years of age with limited financial means to facilitate the enjoyment of a dwelling or room for rent or transfer of use. The aid in question is granted for 2 years and consists of a maximum amount of €250/month.

This aid is intended for all persons residing in the city of Barcelona, holders of a rental contract, room, or transfer of use and whose home is their habitual and permanent residence in the territory of Catalonia.

Preferably, you can apply through the website of the Generalitat de Catalunya, or in person at the exchanges that are part of the Mediation Network for Social Renting, at the local housing offices, at the offices of the Housing Agency of Catalonia and at the headquarters of the entity that owns or manages the housing.

Recipients

Persons who are holders of a rental contract, room, or cession of use that constitutes their habitual and permanent residence in the territory of Catalonia and who at the time of making the application are between 18 and 35 years of age, and meet the requirements of the call.

Requirements

  • Be between 18 and 35 years old, inclusive, at the time of making the application.
  • Be registered in the housing at the time of submitting the application.
  • The contract must be for a home or a room and be the applicant's usual and permanent residence.
  • In the case of a room:
    • The contract must be formalized in writing, the subjects must be identified, the price and validity of the contract must be stated.
    • If the room is rented by the tenant of the home, the written consent of the owner (or other type of landlord) must be stated.
  • If the applicant has not yet signed the rental or transfer of use contract for a home or a room, but is in a position to do so, he must have formalized it within a maximum period of 2 months from the notification of the grant.
  • In the metropolitan area of ​​Barcelona, ​​the rental price of the home must be, at most, €900, and €450 in the case of renting rooms.
  • Be up to date with the payment of rent receipts and pay them via direct debit, bank transfer, deposit into account, Bizum or receipt from the administrator at the time of submitting the application.
  • Have a regular income that does not exceed €25,200 (referred to the 2023, 2024 or 2025 financial year):
    • If two or more young people who hold a rental or transfer of use contract live together in the same home, and who request the aid individually, each person's individual income will be taken into account.
    • If only one application is submitted and you live with other people in the home, the income of the other members of the living unit will be taken into account, whether or not they are registered as holders of a rental agreement for use.
    • If the application for assistance is submitted for the rental of a room, only the income of the person requesting it will be taken into account, not that of the other members of the living unit.

Documentation

The documentation required to prove the requirements requested in the call:

  • Identity documents:
    • A valid national identity document (DNI).
    • European Union citizens: A valid European Union citizen registration certificate.
    • Non-EU foreigners: A valid NIE and a valid foreign identity card (TIE).
  • Proof of the income of the applicant and each of the members of the working-age cohabitation unit, according to the cases and exceptions indicated in the bases of the call:
    • Personal income tax return corresponding to the immediately preceding tax period.
    • In the event that the applicant or other members of the working-age cohabitation unit are not required to submit a personal income tax return, they must provide a certificate of imputations provided by the State Tax Administration Agency (AEAT) or the corresponding certificate of pensions or tax-exempt grants.
    • Applicants who prove that they have a working life from the year 2024 must provide a certificate of imputations provided by the State Tax Administration Agency (AEAT) for 2024.
    • If the applicant has a working life from the year 2025, they must provide a responsible declaration stating the income obtained up to the date of submission of the application and those expected to be obtained during the rest of the year, the employment contract and all *payslips received up to the date of submission of the application.
      *In the event that the payroll cannot be provided because they are not yet available, the signed employment contract with an expected duration of six months from the date of the application must be provided.
  • Working life report issued by the TGSS relating to the applicant and all people of working age who form part of the cohabitation unit.
  • Family book, if applicable.
  • Certificate or cohabitation flyer that proves the address of the applicant and the people who form the cohabitation unit.
  • The rental contract or the contract for the transfer of use of the home or room in the name of the applicant.
  • All receipts for rent or the transfer price corresponding to the year 2025, paid up to the date of submission of the application.
  • Declaration responsible for fulfilling the requirements established in these regulatory bases and not being subject to any of the reasons for exclusion.
  • Certificate proving that you have no debts with the State Tax Administration Agency (AEAT), the General Treasury of Social Security (TGSS) and the Tax Agency of Catalonia (ATC).

Amount and application period

  • Amount: The amount of the subsidy is 250 € with the limit of the monthly amount of rent or the price of the assignment. If there is more than one beneficiary in the same dwelling, the sum of the subsidies granted may not exceed the monthly amount of rent or assignment price. In this case, it will be reduced in the corresponding proportion.
  • Currently, this call is open from 05/19/2025 at 09:00h until 05/23/2025 at 14:00h.

Incompatibilities

These subsidies are incompatible with the collection of other aid that comes from any public administration or public or private entities for the same monthly payments in the same year and that have the same purpose.

They are also incompatible with other benefits or aid for the payment of rent from the Barcelona Housing Consortium, unless the benefit and/or aid for the payment of rent from the Consortium ends within the calendar year of this call and does not have the option of renewing according to the call for benefits for the payment of rent from the city of Barcelona for the monthly payments not covered by this aid.

This aid is compatible for people receiving non-contributory social security benefits and for people benefiting from the minimum vital income.

Other informations

  • There are no fees associated with the processing of the grant application. 
  • The payment of the subsidy will be made by bank transfer.

Priority criteria for evaluating and ordering applications:

  • Applications are processed and resolved in order of submission to the registry, provided that the application and documentation are complete and until the available funding is exhausted. If an amendment to the application is necessary, the date of submission must be understood as the date when all the required documentation is available.
