Accrued interest

The interest applied as a penalisation when the debtor does not comply with repayment obligations. The amount must be established in the contract.

Active supermortgage

This allows the client to choose their loan's benchmark index (MIBOR at three months, six months or a year) so that payment can benefit from lower interest rates sooner.

Adaptable instalment

Characteristic of UCI superloans that allow the borrower to not pay one instalment a year for the first three years if there are problems due to holidays, extraordinary expenses, etc.

Advanced cancellation fee

A commission arising from the financial risk involved in the advanced cancellation of an operation. The applied commission compensates the financial institution for its financial losses.

AEDE

Direct state aid for paying the deposit on a property.

Affordable housing

Group of social housing or dwellings from social renovation projects that are sold or rented at below-market prices.

Affordable rent

The cost of renting these dwellings is below market prices after being included in operations concerning the rented flat pool, social renovation or social housing promotions.

Amortisation

Payment made to repay a loan.

Amortisation period

The duration of the loan. The contract establishes the date of the first and last payments. The longer the period, the lower the payments are, but the higher the interest. You therefore pay more in the end. The monthly instalment should not exceed 35% of your net income.

API

Estate agent. A qualified professional who acts as an intermediary between the two interested parties to facilitate the signing of a real estate contract, which can be a rental agreement, a sales agreement or another similar contract. They usually charge a percentage of the sales price as compensation or commission.

Applicant

A citizen who makes a registration application to the Barcelona Social Housing Applicants Registry, and who represents the other members of the dwelling unit included in the application.

APR

Annual Equivalent Rate. Effective annual cost of the mortgage in terms of interest, commissions and the repayment period. To compare loans, it is not enough to just look at the lowest APR, you also have to compare the conditions, the repayment period and the distribution of instalment payments.

Former denomination of the capital gains tax on landed property.

Assessment

The value of a dwelling certified by a specialised assessment company, in accordance with the mortgage market law. This certificate not only indicates the real value of the property, it also serves as a reference for obtaining the necessary financing.

Authorisation

Document in which the owner authorises the tenant to carry out building work in the dwelling's interior.

Housing. The terminal is open until August 1st to participate in the classification of the 44 affordable rental homes with official protection in the building located at Carrer Sant Martí, 12-16, in Ciutat Vella.

The Barcelona City Council has opened today, July 21, the process of allocation of subsidized affordable rental housing in SanT MartÍ Street, 12-16 in Ciutat Vella, which has 44 homes. This process will be open to those people registered in the Register of Applicants for Subsidized Housing who meet the requirements for access.

The selection of the people who will be eligible for the housing units at 12-16 Sant Martí Street will be made by drawing lots, as established in the regulations. Below, we explain everything you need to know to participate in this draw:

1. The development has 44 affordable rental housing units.

A few homes have been reserved for specific profiles such as housing needs adapted for people with reduced mobility, people under 35 years of age, single-parent families, territorial reserve and the remaining, the general contingent.

2. To be eligible for housing, the following requirements must be met:

a) You must be registered in the Registry of Applicants for subsidized housing in Barcelona before July 18, inclusive. Those registered after this date will be eligible for the following calls for applications in other developments in the city.
b) To be registered in Barcelona for at least one year, uninterruptedly, since July 18, 2025.
c) Cohabitation units from 1 to 4 members (except for single-parent families, which is from 2 to 4 members).
d) Not to have any housing in property.
e) In order to apply for participation, income must be over 16,000 €. In case of being awarded, it will be necessary to prove a current minimum income of the cohabitation unit where the payment of the rent does not exceed 30% of these.
f) The maximum income must be less than 4 times the weighted IRSC. For the fiscal period 2024 (from 48.372,43 €, in case of one member to 53.747,14 €, in case of 4 or more members).
g) Submit a request for participation before August 1, at 2:30 pm.

3. How and when can I submit my application to participate?

It can be submitted until August 1, 2025, at 2:30 p.m., through the website of the Registry of Applicants for subsidized housing in Barcelona.

Once the application has been sent, you will receive an e-mail with the confirmation of the submission.

4. In order to fill in the application form, you need the file number of the Register of Applicants. How can I obtain it?

The file number can be found in alphabetical order in the participation lists of the call for applications.

5. How do I know if I can participate in the call for applications?

You can check if you are in the participation lists mentioned in the previous point. Also, SMS will be sent informing of the start of the call for the allocation of Sant Martí, 12-16 with the link to the website of the Registry of applicants for subsidized housing in Barcelona where in the section “Allocation processes in progress” there is the application form for participation.

6. If I have not received any SMS and I am not on the provisional list of joint participants, what should I do?

People who do not appear on the provisional lists of participants do not participate because, in principle, they do not meet the requirements of the calls with the data contained in the Register of Applicants for subsidized housing in Barcelona.
In case of disagreement, you will have to review the requirements for participation in the published bases of the calls as well as the data provided to the Registry.
If you find any discrepancies, you can submit the application for participation in the call where you meet the requirements. And, during the period of presentation of allegations against the provisional lists of admitted and excluded applicants, you will have to present an allegation (with the form that will appear in the web of the Registry), indicating the following data and attaching the corresponding supporting documentation: name and surname, DNI/NIE, file number of the Register of Applicants, name of the call and the alleged reason.
These provisional lists of those admitted and excluded will be published on the website of the Registry of Applicants for subsidized housing in Barcelona.

7. Are single-member households eligible to participate?

Yes, they can participate.

8. When are the provisional lists of those admitted to the call for applications expected to be published?

During the first fortnight of September. The day after their publication, the period for the presentation of allegations will begin.
