Located on Pasaje de Alió in the Camp d'en Grassot neighbourhood of Gràcia, this eleven-storey building was acquired through the right of first refusal. It contains eleven vacant flats, which will be renovated and added to the Barcelona Social Housing (HPO) Applicants Register. The total investment, including renovation costs, amounts to 2.16 million euros.
This acquisition helps provide public housing in an area where supply is limited and new construction is challenging. It also gives the building a social purpose, transforming a property that had been a source of tension in the neighbourhood due to security and community issues until late 2024. The building was vacated for health and safety reasons before being thoroughly cleaned and disinfected.
The property spans 553 square metres across a ground floor and four upper levels. All the flats are currently empty and will be designated for social housing. The combined cost of purchase and renovation comes to 3,902.68 euros per square metre — around 20% lower than the Camp d’en Grassot neighbourhood average of 4,884.20 euros per square metre.
This initiative is part of Pla Viure, which focuses on acquiring properties for social housing, especially in densely populated areas at risk of gentrification. Alongside this, a new by-law on the right of first refusal is being developed to improve purchasing criteria and encourage collaboration with social and non-profit organisations.
