Accrued interest

The interest applied as a penalisation when the debtor does not comply with repayment obligations. The amount must be established in the contract.

Active supermortgage

This allows the client to choose their loan's benchmark index (MIBOR at three months, six months or a year) so that payment can benefit from lower interest rates sooner.

Adaptable instalment

Characteristic of UCI superloans that allow the borrower to not pay one instalment a year for the first three years if there are problems due to holidays, extraordinary expenses, etc.

Advanced cancellation fee

A commission arising from the financial risk involved in the advanced cancellation of an operation. The applied commission compensates the financial institution for its financial losses.


Direct state aid for paying the deposit on a property.

Affordable housing

Group of social housing or dwellings from social renovation projects that are sold or rented at below-market prices.

Affordable rent

The cost of renting these dwellings is below market prices after being included in operations concerning the rented flat pool, social renovation or social housing promotions.


Payment made to repay a loan.

Amortisation period

The duration of the loan. The contract establishes the date of the first and last payments. The longer the period, the lower the payments are, but the higher the interest. You therefore pay more in the end. The monthly instalment should not exceed 35% of your net income.


Estate agent. A qualified professional who acts as an intermediary between the two interested parties to facilitate the signing of a real estate contract, which can be a rental agreement, a sales agreement or another similar contract. They usually charge a percentage of the sales price as compensation or commission.


A citizen who makes a registration application to the Barcelona Social Housing Applicants Registry, and who represents the other members of the dwelling unit included in the application.


Annual Equivalent Rate. Effective annual cost of the mortgage in terms of interest, commissions and the repayment period. To compare loans, it is not enough to just look at the lowest APR, you also have to compare the conditions, the repayment period and the distribution of instalment payments.

Arbitri municipal de plusvàlua

Former denomination of the capital gains tax on landed property.


The value of a dwelling certified by a specialised assessment company, in accordance with the mortgage market law. This certificate not only indicates the real value of the property, it also serves as a reference for obtaining the necessary financing.


Document in which the owner authorises the tenant to carry out building work in the dwelling's interior.

Municipal housing with services for senior citizens are taking part in 48h Open House Barcelona

Open House. Four municipal housing with services for senior citizens will open their doors during the 48h Open House festival to show how they live.


The 48h Open House Barcelona festival, on 22 and 23 October, opens the doors of some emblematic city buildings, as well as four buildings with services for senior citizens, built by the Municipal Housing Trust and managed by the Council Area of Social Rights.


Senior citizens show off their homes and explain them

This is the second time the volunteers who will be showing visitors around and talking about the buildings will be the people who actually live in them. The aim of this new initiative, called Gran Open Extra, is to boost the personal and collective confidence of elderly people, as well as showing the general public their situation and needs.

As part of Open House 2016, Gran Open Extra will open up the following buildings:

  • Pg. Urrutia, 5 – Saturday, 22 October, from 11 am to 2 pm
  • C/ Navas de Tolosa, 310 – Saturday, 22 October, from 4 pm to 7 pm
  • Can Travi, 30 – Sunday, 23 October, from 11 am to 2 pm
  • Camí Antic de València, 96 – Sunday, 23 October, from 4 pm to 7 pm


The elderly volunteers taking part in this initiative have received some training and attended workshops on how to describe the architectural highlights of the buildings they live in. At the same time, they will also be able to share their experience of the buildings with visitors.

Through the Municipal Housing Trust, Barcelona City Council has promoted the construction of 1,206 homes with services for senior citizens in various city districts. The general idea behind them is to offer elderly people a safe, comfortable, adapted home that is integrated into the community and provides the support they need, both directly (centre staff) and indirectly (telecare).


Open doors throughout the city

This year is the seventh edition of Open House Barcelona. A festival that opens up over 200 buildings with different characteristics from every period so the general public can get to know them and discover their architectural secrets.

Over 1,000 architecture students will be sharing this experience, acting as volunteer guides on the tours around the buildings. In some cases, it is the architects who actually created the buildings that volunteer to show people around and talk about them.
