Accrued interest

The interest applied as a penalisation when the debtor does not comply with repayment obligations. The amount must be established in the contract.

Active supermortgage

This allows the client to choose their loan's benchmark index (MIBOR at three months, six months or a year) so that payment can benefit from lower interest rates sooner.

Adaptable instalment

Characteristic of UCI superloans that allow the borrower to not pay one instalment a year for the first three years if there are problems due to holidays, extraordinary expenses, etc.

Advanced cancellation fee

A commission arising from the financial risk involved in the advanced cancellation of an operation. The applied commission compensates the financial institution for its financial losses.

AEDE

Direct state aid for paying the deposit on a property.

Affordable housing

Group of social housing or dwellings from social renovation projects that are sold or rented at below-market prices.

Affordable rent

The cost of renting these dwellings is below market prices after being included in operations concerning the rented flat pool, social renovation or social housing promotions.

Amortisation

Payment made to repay a loan.

Amortisation period

The duration of the loan. The contract establishes the date of the first and last payments. The longer the period, the lower the payments are, but the higher the interest. You therefore pay more in the end. The monthly instalment should not exceed 35% of your net income.

API

Estate agent. A qualified professional who acts as an intermediary between the two interested parties to facilitate the signing of a real estate contract, which can be a rental agreement, a sales agreement or another similar contract. They usually charge a percentage of the sales price as compensation or commission.

Applicant

A citizen who makes a registration application to the Barcelona Social Housing Applicants Registry, and who represents the other members of the dwelling unit included in the application.

APR

Annual Equivalent Rate. Effective annual cost of the mortgage in terms of interest, commissions and the repayment period. To compare loans, it is not enough to just look at the lowest APR, you also have to compare the conditions, the repayment period and the distribution of instalment payments.

Arbitri municipal de plusvàlua

Former denomination of the capital gains tax on landed property.

Assessment

The value of a dwelling certified by a specialised assessment company, in accordance with the mortgage market law. This certificate not only indicates the real value of the property, it also serves as a reference for obtaining the necessary financing.

Authorisation

Document in which the owner authorises the tenant to carry out building work in the dwelling's interior.

Greater innovation and proximity of services for Sant Martí residents

Neighbourhood plan. The new socio-cultural and administrative facility to replace the former Cinema Pere IV will be an energy-efficient building, integrated into public space and incorporating elements of nature.

The role of the new municipal facility to replace the former Cinema Pere IV will be twofold: as the administrative headquarters of the Sant Martí district and as a social and cultural centre for activities by local residents. The architectural project which won the public contest proposes an energy-efficient building which is open to citizens and integrated into public space. The building should be completed in 2021.

This is one of the main projects in the Besòs i el Maresme Neighbourhood Plan, which aims to transform C/ Alfons el Magnànim into a large cohesive civic hub for the district of Sant Martí.

The building will operate as the administrative headquarters during working hours and as a facility for local residents the rest of the day. It will bring together social services, information and advice services which up to now were provided at various points around the district. The centre will also help strengthen the relationship between local residents and serve as a venue for recreational, civic, social and cultural activities by local citizens, associations and entities.

“The project expresses the idea of the city that we have, where the priority is to improve quality of life in the neighbourhoods. A familiar, transparent, accessible and attractive 21st century building which responds to the needs of locals”, explained the Councillor for Sant Martí, Josep Maria Montaner.

The building will include meeting rooms, multi-purpose spaces, an auditorium, yards and a civic terrace with an energy-producing garden and cultivation patch. The terrace will be the epicentre for social and cultural activities.

A unique building, open to the public and integrated into public space

The winning architectural project by Jorge Vidal Arquitectos is entitled ‘Espècies d’espais’. It stands out for its flexible and transparent structure, making activities carried out there visible and featuring a large open foyer which will act as a continuation of the street and a connector between the spaces surrounding it. Importance was also placed on the fact that the building is energy-efficient, with a self-sufficient design and spaces with elements of nature.

The building will be defined next year with the base project and the construction project put together by the winning team in conjunction with BIMSA, the Urban Planning department and the Sant Martí district office. The tendering process will take place in 2019, with work due to be carried out between 2020 and 2021. The project involves an investment of 8.5 million euros.
